Who is Binghatti?
Binghatti is a Dubai developer founded in 2008 by Dr Hussain BinGhatti and named after his late father, Ghatti Bin Ghaeb. According to the company's website, Muhammad BinGhatti is chairman and Katralnada BinGhatti is chief executive officer. The group reports its financial results as Binghatti Holding Limited.
In its first-half 2026 results announcement, Binghatti described itself as a vertically integrated developer that combines in-house design, development, construction and delivery. In that period it reported completing Binghatti Apex, Binghatti Ghost and Binghatti Ivory and delivering approximately 1,700 units. These are the developer's own figures.
Results announcements such as that first-half 2026 release give buyers a public record to read alongside the DLD's project-level information.
For buyers, a vertically integrated developer means the same group is responsible for both the design and the construction of the building, so the SPA, the finishes schedule and the DLD registration are the documents to focus on.
Branded residences and master communities
Binghatti's most widely reported projects are its branded residences:
- Burj Binghatti Jacob & Co Residences: developed with Jacob & Co.
- Bugatti Residences by Binghatti: developed with Bugatti.
- Mercedes-Benz Places | Binghatti: developed with Mercedes-Benz.
In 2024 Binghatti also unveiled One by Binghatti, a waterfront project in Business Bay that Khaleej Times reported as being near these branded towers.
More recently, the company has moved into larger communities. Its H1 2026 results named Mercedes-Benz Places | Binghatti City, launched in January 2026, as its first master community and Tilal Binghatti, launched in May 2026, as its first villa community.
Binghatti also builds non-branded apartment buildings. Use the filters above to see which communities currently have Binghatti launches, and compare with our branded residences collection.
What buyers look at in a Binghatti launch
Binghatti buyers usually compare the building's location, the unit layout and the payment schedule, and, for branded towers, what the brand partnership actually delivers. Study the floor plan for your specific unit rather than a typical layout, and keep copies of every document you are given.
- Branding: ask exactly which interiors, amenities or services carry the brand, and whether that is written into the SPA.
- Layout: check usable floor area, balcony size and natural light on the plan for your specific unit.
- Payment schedule: instalments and handover amounts are set per project. Model them with our off-plan payment calculator.
- Completion: read the SPA clauses on the anticipated completion date and permitted extensions.
- Letting: if you are buying to rent, test returns with our rental yield calculator.
How to check a Binghatti project's registration
Before paying a deposit on any Binghatti launch, confirm three things: the project is registered with the Dubai Land Department (DLD), it has a dedicated escrow account, and your purchase will be recorded in the interim register through Oqood. These checks apply to every developer, however well known.
Under Law No. (8) of 2007, a developer must be entered in the Register of Real Estate Developers, must apply to open an escrow account before selling units off-plan, and needs written DLD authorisation before advertising off-plan sales. Buyer payments go into that project account.
Under Law No. (13) of 2008, an off-plan sale that is not entered in the Interim Property Register is void. The developer registers the sale on the DLD Oqood portal and a provisional registration e-certificate is issued by email.
- Ask for the project's DLD project number and the escrow bank and account details, and check that they match the sale and purchase agreement (SPA).
- Track construction progress on the DLD website or smart app by entering the plot number, project number or project name, as the DLD FAQ explains. The same FAQ states that a new project can be launched or announced only after all registration procedures are complete and an accreditation certificate has been obtained.
- Pay only into the escrow account named in the SPA.
