Who is Danube Properties?
Danube Properties is the property development arm of Danube Group, which is headquartered in Dubai and says it operates in nine countries across the Middle East and Asia. The group's founder and chairman, Rizwan Sajan, arrived in Dubai in 1993 and began by trading building materials; the group says it started as a small trading enterprise. He launched Danube Properties in 2014.
According to Danube, as of August 2025 it had launched 35 projects with more than 21,000 residential units, of which 18 projects had been delivered and 17 were under construction.
Danube's projects are mainly apartment buildings, sold to both end-users and investors. Project names follow a recognisable style ending in "z", such as Bayz, Glitz, Sportz and Oceanz, which helps when you search for a project in the Dubai Land Department's records or compare completed and ongoing buildings.
Delivered and ongoing Danube projects
Danube's website lists completed projects including Bayz, Glamz, Starz, Dreamz, Resortz, Miraclz, Lawnz, Elz, Wavez, Eleganz, and Glitz 1, 2 and 3. Ongoing projects listed include Bayz101, Sportz, Oceanz 3 and Viewz. Website menus can lag behind construction, so confirm the status of any specific building with the DLD.
Danube's own news coverage and other announcements place several projects as follows:
- Eleganz in Jumeirah Village Circle, which Danube described as its first ready-to-move-in project put on the market, sold with a 40% down payment and the rest in 1% monthly instalments;
- Sportz, a 39-floor tower in Dubai Sports City;
- Viewz in Cluster K of Jumeirah Lake Towers, developed in partnership with JLT master developer DMCC;
- Glitz in Dubai Studio City and Lawnz in International City;
- Bayz101, a 101-level tower in Business Bay, which Danube said in January 2024 was scheduled for completion in 2028;
- Oceanz in Dubai Maritime City.
How the 1% payment plan works
Danube describes its 1% payment plan as a down payment of around 20%, followed by monthly payments of 1% of the price, with the balance collected once the building is ready. Danube presents it as offering affordable luxury to buyers and investors.
The monthly figure looks small, but the total still adds up. Before you sign, work out:
- Total paid before handover: the down payment plus every monthly instalment until completion.
- Balance at handover: how much you must pay, or finance with a mortgage, when the keys are ready. See our guide to off-plan mortgages.
- What happens if completion moves: whether instalments continue monthly if construction runs longer than planned.
- DLD registration fees: payable on top of the price when the sale is registered; see our DLD fees guide.
Our off-plan payment calculator shows your cash flow month by month, and our page on off-plan payment plans lets you compare structures across developers. Terms vary by project, so confirm them in each sale and purchase agreement.
What to check before buying
Every Danube off-plan launch should be checked the same way as any other developer's project: confirm the registration, the escrow account and the payment terms before you pay. The Dubai Land Department's Project Status Enquiry (Mashrooi) tool, also in the Dubai REST app, lets you search a project by name or number and see the developer, the escrow bank, the registration date and the completion date.
- Escrow: under Law No. 8 of 2007, off-plan payments go into an escrow account opened in the project's name and used only to develop that project, and 5% of the total amount paid is retained in the account for one year after completion to cover defects (DLD FAQ). Pay instalments into that account, not to a third party.
- Oqood: the developer registers your off-plan purchase with the DLD through the Oqood portal, and you receive a provisional registration e-certificate by email (DLD Oqood service). See our Oqood guide.
- Contract terms: read the sale and purchase agreement for the exact instalment schedule, the down payment, the balance due at handover, the anticipated completion date and the conditions for reselling before handover. If you may sell early, read our guide to selling off-plan before handover.
Our guide to judging a Dubai developer and escrow and RERA protection guide cover each step in more detail.
