Who is Deyaar?
Deyaar Development PJSC is a Dubai-headquartered real estate developer and real estate services company, established in 2002. In its own press releases, Deyaar says it is listed on the Dubai Financial Market (DFM), where its shares are traded, and majority-owned by Dubai Islamic Bank (DIB). It also states that it is registered with RERA under reference number 15/07 and complies with the UAE's escrow legislation.
Being a listed company matters for buyers in one practical way: Deyaar announces its financial results through filings to the DFM. That gives you a public record of the company to read alongside the project details.
Deyaar describes its business units as including property development, property management, facilities management and community management, and says it runs an association management team for its homeowners. If you plan to rent out a unit, ask who will manage the building after handover and how service charges are set, because that affects running costs over the long term.
Notable delivered projects and communities
Deyaar's website cites more than 30 completed projects and a footprint across Business Bay, Dubai Marina, Al Barsha, DIFC, Jumeirah Lake Towers, Dubai Production City, Dubai Silicon Oasis, Al Barsha South, Dubai Science Park and Al Barsha Heights.
One of its best-known residential communities is Midtown in Dubai Production City, near Sheikh Mohammed Bin Zayed Road. Deyaar describes Midtown as 24 buildings with more than 2,000 apartments, arranged in districts with a central garden. According to Deyaar's October 2022 update, the Afnan and Dania districts had already been delivered, while the newer Mesk and Noor districts were then about 91% and 78% complete respectively.
If you are considering a Deyaar launch, visiting a completed Deyaar building in the same area is a sensible first step. Relevant area pages include Business Bay, Dubai Silicon Oasis and Jumeirah Lake Towers.
Recent Deyaar launches and where they sit
Deyaar's recent launches have included projects in newer residential areas. In its H1 2024 results announcement, the company named Rosalia Residences in Al Furjan and ELEVE in Downtown Jebel Ali as projects launched during that period.
You can compare other launches in the same area on our Al Furjan off-plan page, and use the DLD project record to check each building's registered dates and status.
When comparing a Deyaar launch with similar projects nearby, focus on:
- the instalment schedule during construction and the balance due at handover;
- the completion date recorded with the DLD;
- the building's likely service charges and who manages it;
- achievable rents in the area, which you can model with our rental yield calculator.

What to check before buying
Every Deyaar off-plan launch should be checked the same way as any other developer's project: confirm the registration, the escrow account and the payment terms before you pay. The Dubai Land Department's Project Status Enquiry (Mashrooi) tool, also in the Dubai REST app, lets you search a project by name or number and see the developer, the escrow bank, the registration date and the completion date.
- Escrow: under Law No. 8 of 2007, off-plan payments go into an escrow account opened in the project's name and used only to develop that project, and 5% of the total amount paid is retained in the account for one year after completion to cover defects (DLD FAQ). Pay instalments into that account, not to a third party.
- Oqood: the developer registers your off-plan purchase with the DLD through the Oqood portal, and you receive a provisional registration e-certificate by email (DLD Oqood service). See our Oqood guide.
- Contract terms: read the sale and purchase agreement for the instalment schedule, the anticipated completion date, any penalties for late payment and the conditions for reselling before handover. If you are financing part of the price, read our guide to off-plan mortgages in Dubai first.
Our guide to judging a Dubai developer and escrow and RERA protection guide cover each step in more detail.
