Explore Emaar Off-Plan Projects in Dubai.

298 Projects

Emaar off-plan projects are new homes sold before completion by Emaar Properties, the Dubai developer behind Burj Khalifa, The Dubai Mall and Downtown Dubai. Its current launches sit mainly inside its own master communities, including Dubai Hills Estate, Dubai Creek Harbour, Emaar Beachfront, The Valley, The Oasis and Grand Polo Club & Resort. This page lists Emaar's off-plan launches available through Profound Properties, alongside plain-English background on the developer, the communities it builds in, and the registration checks every buyer should run before paying a deposit. Use the filters to narrow the list by community, property type and handover year, then speak to our team for floor plans, payment schedules and the sale and purchase agreement for any project you shortlist.

Who is Emaar Properties?

Emaar Properties is a Dubai-based developer founded in 1997 by Mohamed Alabbar. It is a public joint stock company listed on the Dubai Financial Market (ticker EMAAR), so its results and disclosures are public.

Emaar's corporate site states that it has delivered more than 130,900 residential units in Dubai and other markets since 2002, citing a company disclosure from September 2026. The same page describes a hospitality portfolio of around 41 hotels and resorts and a land bank of roughly 590 million sq ft.

For buyers, the practical point is that Emaar is the master developer of its communities and releases homes there as separate collections of buildings or villa clusters over time. An Emaar launch is therefore usually one part of a larger plan, and parts of the surrounding community may still be under construction when you receive your keys.

Being listed and established does not replace your own checks. Every Emaar launch should still have its own DLD project registration and escrow account, which you can verify independently.

Landmark projects and master communities

Emaar is best known for Downtown Dubai, the district built around Burj Khalifa, which opened in 2010, and The Dubai Mall, which opened in 2008. Its corporate site also features the Dubai Fountain among its destinations.

Earlier residential communities developed by Emaar include Arabian Ranches, The Springs and The Meadows. Its corporate site currently lists these master communities, several of which have active off-plan phases:

Emaar describes The Oasis as private villas and mansions set among lagoons and landscaped groves, while homes at Dubai Creek Harbour overlook the marina and the skyline, so the product on offer varies widely from one community to the next.

What buyers look at in an Emaar launch

Most buyers compare Emaar launches on three things: the community, the phase, and the payment schedule. Because Emaar releases communities in stages, the position of a building within the master plan, and how much of the surrounding infrastructure is already complete, can matter as much as the unit itself.

  • Community and phase: check the master plan, which amenities are already open, and which are still planned.
  • Payment schedule: instalments, construction milestones and the amount due on handover are fixed per project in the SPA. Model them with our off-plan payment calculator.
  • Anticipated completion date: read the SPA clauses on completion dates and any permitted extension.
  • Service charges: ask for the expected service charge basis for the building or cluster.
  • Exit options: if you may resell before completion, check the developer's resale conditions; our guide to selling off-plan before handover explains the process.

As a listed company, Emaar makes public disclosures, which gives buyers a public record to review alongside the DLD's project status information.

How to check an Emaar project's registration

Before paying a deposit on any Emaar launch, confirm three things: the project is registered with the Dubai Land Department (DLD), it has a dedicated escrow account, and your purchase will be recorded in the interim register through Oqood. These checks apply to every developer, however well known.

Under Law No. (8) of 2007, a developer must be entered in the Register of Real Estate Developers, must apply to open an escrow account before selling units off-plan, and needs written DLD authorisation before advertising off-plan sales. Buyer payments go into that project account.

Under Law No. (13) of 2008, an off-plan sale that is not entered in the Interim Property Register is void. The developer registers the sale on the DLD Oqood portal and a provisional registration e-certificate is issued by email.

  • Ask for the project's DLD project number and the escrow bank and account details, and check that they match the sale and purchase agreement (SPA).
  • Track construction progress on the DLD website or smart app by entering the plot number, project number or project name, as the DLD FAQ explains. The same FAQ states that a new project can be launched or announced only after all registration procedures are complete and an accreditation certificate has been obtained.
  • Pay only into the escrow account named in the SPA.

Our guides on how to judge a Dubai developer and escrow and RERA protection walk through each step.

Frequently Asked Questions

Emaar Properties was founded and incorporated in 1997 by Mohamed Alabbar and is headquartered in Dubai. It is a public joint stock company listed on the Dubai Financial Market. The company built Burj Khalifa, The Dubai Mall and the wider Downtown Dubai district, and now develops master communities such as Dubai Hills Estate, Dubai Creek Harbour and Emaar Beachfront.

Emaar's corporate site lists Downtown Dubai, Dubai Creek Harbour, Dubai Hills Estate, Emaar Beachfront, Emaar South, The Heights Country Club, The Oasis, The Valley, Rashid Yachts & Marina and Grand Polo Club & Resort as its master communities. The live list on this page shows which launches are currently available, filtered by community and property type.

Emaar's corporate site states that it has delivered more than 130,900 residential units in Dubai and other global markets since 2002, citing a company disclosure from September 2026. Treat this as the developer's own figure. For an individual project, the DLD's project status tracking is the independent way to follow construction progress.

Ask for the DLD project number and escrow account details, then check them against the SPA. Dubai law requires a developer selling off-plan to open a project escrow account, and requires each off-plan sale to be entered in the interim register through Oqood, which issues a provisional registration certificate. You can track a project's construction status on the DLD website or app. See our escrow and RERA guide.

Off-plan sales are registered through the DLD's Oqood service. The DLD's service page lists 2% of the sale value for the seller and 2% for the purchaser, plus knowledge and innovation fees of AED 10 each. Who actually pays each share is set out in your SPA. Our DLD fees guide covers the full cost picture.
