Who is Nakheel?
Nakheel is a Dubai-based master developer best known for building Palm Jumeirah. It is government-linked: the company was originally a subsidiary of Dubai World, and in March 2024 Nakheel and Meydan were merged into Dubai Holding, the investment group chaired by Sheikh Ahmed bin Saeed Al Maktoum.
Nakheel's website describes it as a member of Dubai Holding and links to Dubai Holding Communities for community services. The Meraas website says Meraas and Nakheel have merged under Dubai Holding Real Estate, bringing together the strengths of both.
Nakheel's website describes the scale of its work as around 15,000 hectares of master developments, more than 300 kilometres of waterfront projects, and communities that are home to roughly 700,000 people. These are the developer's own figures.
For buyers, the key point is that Nakheel acts as master developer, planning the land, infrastructure and public realm, while individual buildings within its communities may be built by Nakheel or by other developers. Always confirm who the developer of record is for the specific project in your SPA.
Landmark projects and master communities
Nakheel's best-known project is Palm Jumeirah, the palm-shaped island off Dubai's coast. Its wider portfolio includes:
- Palm Jebel Ali: a second palm island, which stalled after 2008 and has since been relaunched by Nakheel as a new waterfront community.
- Dubai Islands: previously known as Palm Deira and then Deira Islands.
- The World: the offshore archipelago of man-made islands.
- Jumeirah Village: Jumeirah Village Circle and Jumeirah Village Triangle, where many buildings are by other developers.
- Al Furjan: including the villa communities Tilal Al Furjan and Murooj Al Furjan.
- Other communities: Jumeirah Islands, Jumeirah Park, Discovery Gardens and International City.
Recent Nakheel releases shown on its website include Palm Central Private Residences, Bay Grove Residences and Como Residences.
What buyers look at in a Nakheel launch
Most buyers assess Nakheel launches on location within the master plan, infrastructure timing and the payment schedule. With island projects such as Palm Jebel Ali and Dubai Islands, the delivery of access roads, beaches and community facilities can be as important as the completion date of the home itself.
- Developer of record: in Nakheel master communities, confirm whether the building is by Nakheel or another developer, and check that name on the DLD project registration.
- Infrastructure: ask what is completed, under construction or only planned near your plot.
- Payment schedule: instalments and handover amounts are fixed per project. Model them with our off-plan payment calculator.
- Running costs: request the expected service charge basis for the building or villa cluster.
- Waterfront comparisons: compare against other waterfront off-plan projects before committing.
How to check a Nakheel project's registration
Before paying a deposit on any Nakheel launch, confirm three things: the project is registered with the Dubai Land Department (DLD), it has a dedicated escrow account, and your purchase will be recorded in the interim register through Oqood. These checks apply to every developer, however well known.
Under Law No. (8) of 2007, a developer must be entered in the Register of Real Estate Developers, must apply to open an escrow account before selling units off-plan, and needs written DLD authorisation before advertising off-plan sales. Buyer payments go into that project account.
Under Law No. (13) of 2008, an off-plan sale that is not entered in the Interim Property Register is void. The developer registers the sale on the DLD Oqood portal and a provisional registration e-certificate is issued by email.
- Ask for the project's DLD project number and the escrow bank and account details, and check that they match the sale and purchase agreement (SPA).
- Track construction progress on the DLD website or smart app by entering the plot number, project number or project name, as the DLD FAQ explains. The same FAQ states that a new project can be launched or announced only after all registration procedures are complete and an accreditation certificate has been obtained.
- Pay only into the escrow account named in the SPA.
