Who is Select Group?
Select Group is a real estate developer established in 2002 and headquartered in Dubai, with its Chairman named on its website as Rahail Aslam. It develops residential, commercial and mixed-use projects, with investments in hospitality and other sectors, and operates in the UAE, the United Kingdom and Europe.
Much of Select Group's work in Dubai is either on the waterfront or carries a hospitality brand. Its completed projects include residences carrying the Jumeirah Living and Six Senses names, and its current pipeline continues that pattern.
For buyers, a branded residence usually means hotel-style services and a recognisable operator, but it can also mean higher service charges than a standard apartment building. When you compare a Select Group launch with similar projects, ask for a service charge estimate and what the brand agreement covers, and factor both into your expected net return using our rental yield calculator.
Notable completed projects
Select Group lists the following among its completed developments:
- Six Senses Residences The Palm: on the West Crescent of Palm Jumeirah, described by the developer as the first residential development in the Middle East and North Africa to carry the Six Senses brand. Select Group announced its completion and the start of homeowner handovers in July 2026.
- Marina Gate: a Dubai Marina development including The Residences at Marina Gate and Jumeirah Living Marina Gate. See off-plan projects in Dubai Marina.
- Jumeirah Living Business Bay, plus Studio One and 15 Northside.
- 98 Baker Street in London.
Visiting a completed Select Group building is a practical way to judge finishes and building management before buying off-plan. For other launches on the island, see off-plan projects in Palm Jumeirah.
Current pipeline: Peninsula and Dubai Marina
One of Select Group's main current projects in Dubai is Peninsula, a waterfront master community in Business Bay directly on the Dubai Canal. When it was launched in 2021, the developer described an estimated 5.5 million sq ft of built-up area across nine developments, ranging from high-rise towers to low-rise waterfront villas and simplexes, with residential, office, retail, leisure and hospitality uses, delivered in phases over five to seven years.
In Dubai Marina, Six Senses Residences Dubai Marina is planned as a 122-storey tower with 251 residences, which the developer says is scheduled for completion in 2029. Select Group's website also features Artistry One and Artistry Two Residences in Dubai Design District.
Because Peninsula is phased, check which phase a unit belongs to, what will be built around it and when. Compare other Business Bay launches and branded residences before deciding.
What to check before buying
Every Select Group off-plan launch should be checked the same way as any other developer's project: confirm the registration, the escrow account and the payment terms before you pay. The Dubai Land Department's Project Status Enquiry (Mashrooi) tool, also in the Dubai REST app, lets you search a project by name or number and see the developer, the escrow bank, the registration date and the completion date.
- Escrow: under Law No. 8 of 2007, off-plan payments go into an escrow account opened in the project's name and used only to develop that project, and 5% of the total amount paid is retained in the account for one year after completion to cover defects (DLD FAQ). Pay instalments into that account, not to a third party.
- Oqood: the developer registers your off-plan purchase with the DLD through the Oqood portal, and you receive a provisional registration e-certificate by email (DLD Oqood service). See our Oqood guide.
- Contract terms: read the sale and purchase agreement for the instalment schedule, the anticipated completion date, any branded-residence service agreement and the conditions for reselling before handover. For tall towers with long build times, plan your cash flow over the full construction period using the off-plan payment calculator.
