Off plan projects in Dubai Creek Harbour

46 Projects

Off-plan projects in Dubai Creek Harbour are new waterfront apartments, penthouses and branded residences by Emaar on the banks of Dubai Creek, next to the Ras Al Khor Wildlife Sanctuary. Emaar puts Downtown Dubai about a 15-minute drive away and Dubai International Airport about 10 minutes, and the Dubai Metro Blue Line, scheduled for completion in 2029, includes a station in the community.

Emaar describes several parts of the masterplan as still to come, so new phases continue to come to market. Browse the current launches below, then read about access, the developer, the type of homes on offer and the checks to make before buying. New to off-plan? Start with our off-plan buying guide.

Where is Dubai Creek Harbour and how do you get there?

Dubai Creek Harbour sits on the Dubai Creek waterfront, beside the Ras Al Khor Wildlife Sanctuary and close to both Downtown Dubai and Dubai International Airport. Emaar lists road connections to Sheikh Mohammed Bin Zayed Road and Al Khail Street, and gives approximate drive times of 10 minutes to the airport, 15 minutes to Downtown and Burj Khalifa, and 25 minutes to Dubai Marina.

The biggest change coming is the Dubai Metro Blue Line. The Roads and Transport Authority (RTA) describes a 30 km, 14-station line with an iconic station at Dubai Creek Harbour. Its first route starts at Creek Interchange on the Green Line and runs through Dubai Festival City, Dubai Creek Harbour and Ras Al Khor towards International City, Dubai Silicon Oasis and Academic City. The Dubai Media Office states the project is scheduled for completion in 2029.

Until then, residents rely on cars, taxis and buses. If metro access matters to you, ask how far your tower will be from the planned station.

Who is the master developer and what is the community like?

Emaar is the master developer. Dubai Creek Harbour began as a joint venture with Dubai Holding, and in August 2022 Emaar announced it would acquire the project in full for AED 7.5 billion, paid half in cash and half in Emaar shares. At the time, Emaar said the site held approximately 100 million sq ft of future development.

The setting is the main draw. Emaar describes the Ras Al Khor Wildlife Sanctuary as an internationally significant wetland designated as a Ramsar Site, known for its flamingos, and markets several developments on their direct sanctuary views. The community includes Dubai Creek Marina, Creek Beach, waterfront promenades, cycling routes and parks. Emaar describes the Dubai Creek Tower as a future landmark and Creek Island as an upcoming part of the community.

The area tends to suit buyers who want a newer waterfront community close to the airport and Downtown, and who accept that construction will continue around them for years. End users often weigh the quieter creekside setting; investors usually focus on the timing of handovers and the Blue Line.

What property types are launched off-plan in Dubai Creek Harbour?

Most launches are apartments in towers, typically one to four bedrooms, plus penthouses. Emaar describes the residential offer as apartments and penthouses alongside hotels and branded buildings, naming Vida Creek Harbour, Address Harbour Point and Palace Residences.

Projects are released in phases across different parts of the masterplan, including Creek Island, where Emaar's Creek Horizon offers one- to three-bedroom apartments and penthouses beside the island's central park. Emaar's current new launches in the community also include Creek Haven and Creek Bay, both with one- to three-bedroom apartments. Because phases are spread across several districts, two projects marketed under the same Dubai Creek Harbour name can differ a lot in views, distance to the beach or marina, and walking distance to the future metro station.

Branded residences carry operator standards and can have different service charges, so compare them separately from standard towers. To see how the community fits into Emaar's wider pipeline, visit our Emaar off-plan projects page, or compare other waterfront off-plan properties.

What should you check before buying off-plan in Dubai Creek Harbour?

Focus on location within the masterplan, the handover date and the project's registration. In a community that will keep building for years, these drive both day-to-day living and resale value.

  • Position and views: ask which district the tower sits in and what is planned on neighbouring plots. A sanctuary or creek view today may not be guaranteed if a later tower is approved in front of it.
  • Construction around you: if you plan to live in the home, expect nearby building work after handover. Ask the developer which surrounding phases are scheduled.
  • Metro timing: the Blue Line's 2029 target is an official schedule, not a guarantee; do not base your numbers on it alone.
  • Registration and escrow: check the project on the Dubai Land Department's Project Status enquiry or the Dubai REST app, and make sure instalments go to the project escrow account required by Dubai Law No. 8 of 2007. See our escrow guide.
  • Payment plan: map instalments against your cash flow with the off-plan payment calculator.

Frequently Asked Questions

Emaar is the master developer and the main builder of residential towers in the community. Dubai Creek Harbour started as a joint venture between Emaar and Dubai Holding, and in August 2022 Emaar announced it would fully acquire the project for AED 7.5 billion.

Not yet. The Dubai Metro Blue Line will include an iconic station at Dubai Creek Harbour, on a route that starts at Creek Interchange on the Green Line and continues to International City, Dubai Silicon Oasis and Academic City. The Dubai Media Office states the line is scheduled for completion in 2029.

Emaar gives approximate drive times of about 15 minutes to Downtown Dubai and Burj Khalifa, about 10 minutes to Dubai International Airport and about 25 minutes to Dubai Marina. Actual times depend on traffic and on where in the community your tower is located.

No. Emaar describes the Dubai Creek Tower as a future landmark for the community rather than a completed building. Buyers should value a home on what exists and what is firmly scheduled, such as the planned metro station, rather than on landmarks that do not yet have a confirmed completion date.

Mostly apartments from one to four bedrooms and penthouses in towers, alongside branded buildings such as Vida Creek Harbour and Address Harbour Point. Projects are launched in phases across different parts of the masterplan, so compare views, distance to the waterfront and distance to the planned metro station between towers.
