Where is Dubai Hills Estate and how do you get there?
Dubai Hills Estate sits at the intersection of Al Khail Road (E44) and Umm Suqeim Road (D63), within Mohammed Bin Rashid City. Emaar quotes drive times of about 10 minutes to Sheikh Zayed Road and Mall of the Emirates, 15 minutes to Downtown Dubai, 20 minutes to Dubai Marina, 25 minutes to Dubai International Airport and 30 minutes to Al Maktoum International Airport.
There is no metro station inside the estate. According to Emaar, the RTA's DH1 bus route connects Equiti Metro Station with the community, stopping at Dubai Hills Mall and King's College Hospital, and Equiti and Mall of the Emirates metro stations are about 15 to 20 minutes away. Expect to drive for most journeys.
The estate is large, and the experience differs by sub-community. Some clusters front the golf course or the park, while others sit closer to the main roads or the mall. When you compare projects, check the walking distance to Dubai Hills Mall and the park, the route to the nearest gate, and any road noise on the side of the building or plot you are buying.
Who is the master developer, and what does the community offer?
Dubai Hills Estate was developed jointly by Emaar Properties and Meraas, and Emaar markets residential projects there. The community is part of Mohammed Bin Rashid City.
Emaar lists these main amenities:
- Dubai Hills Golf Club, an 18-hole championship course with a driving range, floodlit practice facility and golf academy.
- Dubai Hills Park, covering 180,000 sq m, part of 1.45 million sq m of parks and open space across the estate.
- Dubai Hills Mall, with more than 650 retail outlets, a cinema and a hypermarket.
- King's College Hospital Dubai, within the estate.
- Schools and nurseries, including GEMS Wellington Academy.
For buyers, this means most daily needs can be met inside the community, which is a large part of its appeal to families. It also means service charges should be checked carefully, as shared parks and landscaping are part of what owners fund. Browse projects by Emaar and Meraas.
What property types are launched in Dubai Hills Estate, and who buys them?
Dubai Hills Estate offers the full range, from studios to mansions. Emaar's own examples from the community show the mix:
- Apartments: Park Heights (one to three bedrooms), Golfville (one and two bedrooms) and Collective 2.0 (studios and one-bedroom units).
- Townhouses: Maple (three and four bedrooms) and Club Villas.
- Villas: Sidra (three to five bedrooms), Golf Place and Golf Grove (five to seven bedrooms).
- Mansions and branded homes: Dubai Hills Grove, plus Address, Vida and Palace branded residences.
Buyers include families who want schools, a hospital, parks and a mall within the community; golfers and buyers who value course frontage; and investors buying apartments to let to tenants who want a green setting with good road links. If you are deciding between house types, compare off-plan villas and off-plan townhouses.
What should you check before buying off-plan in Dubai Hills Estate?
Dubai Hills Estate is an established community, but each new launch still needs the standard checks plus a close look at the plot:
- Registration and escrow. Dubai Law No. 8 of 2007 requires every off-plan project to have its own escrow account. Look the project up on the DLD Project Status Enquiry or in the Dubai REST app to confirm the developer, completion date and escrow bank.
- Oqood. The sale must be entered in the Interim Property Register under Law No. 13 of 2008. See our Oqood guide.
- Plot and outlook. Check on the master plan whether the unit faces the golf course, the park, the mall or a main road.
- Service charges. Compare approved rates for completed buildings and clusters in the DLD Service Charge Index.
- Handover timing. Match the completion date to your plans; see our 2028 handover list.
- Financing. If you will need a mortgage at handover, read our off-plan mortgage guide.
