Where is Dubai Marina and how is it connected?
Dubai Marina is a waterfront district on the Gulf coast, built around a 3.5 km canal that Emaar describes as having dual sea access. Drivers reach it from Sheikh Zayed Road, and it is also well served by public transport.
- Metro: the Red Line serves the area, with Sobha Realty and DMCC stations on the RTA network map.
- Tram: the Dubai Tram stops at Dubai Marina Mall, Dubai Marina and Marina Towers.
- Bus: Emaar notes several bus routes through the district.
Everyday life centres on the water. Emaar lists Dubai Marina Walk, Dubai Marina Mall (a 150,000 sq m centre), Pier 7, the Marina & Yacht Club and Marina Beach, along with supermarkets, mosques, schools and healthcare facilities.
Within the Marina, the walk to the nearest metro or tram stop, and whether a tower faces the canal, the sea or another building, make a real difference to daily life and to rental appeal. Check both for any project you are considering.
Who developed Dubai Marina, and who builds there now?
Emaar Properties is the master developer of Dubai Marina. Marine works began in December 1998, and Emaar completed what Khaleej Times described as one of the world's longest man-made marine walls, with around 5.7 million cubic metres excavated to form the waterway. Emaar Community Management provides community services there.
Emaar continues to launch projects in the Marina. Its current listings include Marina Cove, Vida Residences Dubai Marina, Marina Shores and 52|42. Other developers have built many of the towers on individual plots. Select Group, for example, launched The Residences at Marina Gate in 2014 on what Gulf News described as one of the last remaining plots on the Dubai Marina waterfront.
That scarcity is the main thing to understand about buying off-plan here. Unlike newer master communities, Dubai Marina has limited land left, so new towers appear less often and usually stand among existing buildings. Assess each project on its plot, outlook and developer.

What property types are launched in Dubai Marina, and who buys them?
Dubai Marina launches are high-rise apartments and penthouses; Emaar lists the community's homes as mainly apartments, including waterfront apartments and penthouses. Some towers include hotel-branded or serviced components, so check exactly what type of residence you are buying.
Buyers tend to be people who want an urban, walkable waterfront lifestyle:
- Professionals who value living near the beach, restaurants and public transport.
- Buyers who want marina, sea or skyline views from a higher floor.
- Investors buying apartments to let in an established district.
Because Dubai Marina is mature, you can compare an off-plan unit with completed buildings next door. Look at how similar towers have aged, what their service charges are, and how their rents compare, then test your numbers in our rental yield calculator.
If you want a waterfront home with a newer master plan, compare Emaar Beachfront and other off-plan waterfront properties.
What should you check before buying off-plan in Dubai Marina?
In a dense, established district, the checks focus on the plot, the view and the running costs, as well as the standard protections:
- Registration and escrow. Dubai Law No. 8 of 2007 requires a separate escrow account for each off-plan project. Look the project up on the DLD Project Status Enquiry or in the Dubai REST app to see the developer, completion date and escrow bank.
- Oqood. Off-plan sales must be entered in the Interim Property Register under Law No. 13 of 2008. See our Oqood guide.
- Views. Check the floor and orientation against neighbouring towers; a marina or sea view in a render may be partial.
- Service charges. High-rise towers with extensive amenities can be costly to run. Compare approved rates for completed Marina towers in the DLD Service Charge Index.
- Parking and construction access. Ask how many spaces come with the unit and how the site will be accessed during construction.
- Payment plan. Test the schedule in our off-plan payment calculator.
