About Oak Yard
A Nature-Led Residential Tower in Jumeirah Village Circle
Oak Yard is the first project from Yard, a Dubai developer formed in 2022 by partners behind Futura Hata in Ukraine and CG Investment in Montenegro. The idea is simple: bring planting, natural materials and calm into a city tower, and use the oak tree as the symbol of a stable, long-term home and investment.
The building in Jumeirah Village Circle has 19 residential floors above three parking levels, with 11 apartments per floor and four lifts. Archimatika handled the architecture, Sivak+Partners the interiors and Expolight the lighting, giving the facade timber tones, curved white balconies and columns wrapped in climbing plants.
JVC Apartments and Two-Storey Penthouses
On sale today are 1 bedroom apartments from 736 to 962 sq ft, 2 bedroom apartments from 1,066 to 1,246 sq ft, and two 3 bedroom duplex penthouses of around 5,616 to 5,645 sq ft. Every apartment opens onto a terrace, and layouts favour a large combined kitchen and living room with very little corridor space.
Homes are handed over with built-in joinery: kitchens, bathrooms and wardrobes on Blum mechanisms, Siemens kitchen appliances and Gessi bathroom fittings. Master bedrooms have a walk-in closet and en-suite, and smart-home controls, climate control and a photocatalytic air filtration system come as standard.
Pool, Saunas and Co-Working at Oak Yard JVC
The recreation deck covers more than 1,000 sq m, centred on a 27-metre pool lined with cabanas and sun beds, plus private barbecue spots and an open-air yoga area. Indoors, a 200 sq m gym is split into cardio, strength, TRX and yoga zones, and there are two saunas, one regular and one infrared.
For work, a co-working centre of over 100 sq m holds soundproof Zoom rooms, conference rooms, a lecture room and a reading area. Children have a biophilic play room, and the lobby features a waterfall, a bonsai tree and a concierge desk. Owners can also use secure storage rooms, EV charging and a healthy cafe with breakfast delivery.
Jumeirah Village Circle Location and Access
JVC is a quiet, park-filled community with its own schools, nurseries, clinics, a hospital and Circle Mall, and it has long been one of Dubai's most active areas for property transactions and rentals. Al Khail Road, Hessa Street and Sheikh Mohammed Bin Zayed Road are all close by.
Driving from Oak Yard, Dubai Hills Mall is about 11 minutes away, while Mall of the Emirates and Dubai Miracle Garden each take around 14 minutes. Dubai Marina Walk is a longer trip of roughly 19 minutes.
