What counts as a mansion in Dubai?
There is no legal category called a mansion in Dubai; the word describes the largest and most exclusive detached villas. Judge each home on its plot, built-up area, specification, privacy and location rather than on the label.
Features buyers commonly look for include:
- A large plot with landscaped gardens and a private pool.
- Several reception rooms, a principal suite and guest suites.
- Staff accommodation, a separate service entrance and generous parking.
- Leisure spaces such as a gym, cinema or spa room.
- A setting on the water, a golf course or a park.
Ask for the title deed details, plot size and approved plans, and confirm whether any extensions were permitted. For a ready home, you can apply to DLD's property valuation service; the fee for a residential villa is AED 4,000 plus AED 10 knowledge and AED 10 innovation fees. Annual service charges in jointly owned communities can be checked in DLD's Service Charge Index.

Ready or off-plan mansion?
A ready mansion lets you see the finished home, its views and its neighbours before you pay; an off-plan mansion offers a new build and a staged payment plan, but you buy from plans. At this level, the quality of execution matters as much as the design, so weigh that carefully.
For a ready mansion, commission an independent survey covering structure, waterproofing, pools and building systems. The transfer is registered at a DLD trustee office, and in freehold areas the developer must issue an electronic no-objection certificate first. If the seller has a mortgage, DLD registers the sale through its service for mortgaged property, which includes releasing that mortgage.
For an off-plan mansion, payments follow the developer's plan. Dubai Law No. 8 of 2007 requires developers selling off-plan to open a project escrow account into which buyers' payments are deposited, and no attachment may be imposed on those payments for the benefit of the developer's creditors. Scrutinise the specification schedule, the handover date and the developer's completed homes.

Costs, mortgages and residency
Expect to pay 4% of the price in DLD registration fees plus fixed charges, and a deposit of at least 30% if you are an expatriate borrowing on a first home above AED 5 million. Plan cash for both before you negotiate.
DLD's schedule lists the 4% registration fee (shown as 2% from the buyer and 2% from the seller; your contract states who pays), AED 250 for the title deed, AED 250 for the villa map, knowledge and innovation fees of AED 10 each, a trustee office fee of AED 4,000 plus VAT for sales of AED 500,000 or more, and 0.25% of the mortgage value for mortgage registration.
The Central Bank of the UAE caps loan-to-value above AED 5 million at 70% for an expatriate's first home and 75% for a UAE national's. For second homes and investment property, the limits are 60% (expatriates) and 65% (nationals), and any off-plan purchase is capped at 50%. The maximum term is 25 years, and total debt repayments cannot exceed 50% of gross salary and regular income.
Property ownership can also be relevant to a long-term residency application. The UAE government portal lists a minimum capital of AED 2 million, which can be through property ownership, for its real estate investor Golden Visa category. Confirm the conditions with the authorities and see our Golden Visa guide and mortgage guide.
Where to find mansions in Dubai
Mansion-scale homes tend to be found in established communities valued for water frontage, golf views or access to the city centre. Decide which setting matters most, then compare plots and privacy within it.
- Palm Jumeirah: master-developed by Nakheel and launched in 2001, the island stretches five kilometres into the Arabian Gulf. Its three main areas are the trunk, the fronds and the crescent, with gated residential communities off the spine and beachfront resorts and residences on the crescent.
- Dubai Hills Estate: an Emaar and Meraas joint venture and the first phase of Mohammed Bin Rashid City, with neighbourhoods arranged around an 18-hole championship golf course.
- Mohammed Bin Rashid City and DAMAC Hills: compare current luxury projects on each area page.
