Who is Azizi Developments?
Azizi Developments is a private real estate developer based in Dubai. Forbes Middle East reports that it was founded in 2007 by Mirwais Azizi, who serves as Founder and Chairman. The company's Group CEO, Farhad Azizi, has led recent handover announcements.
Azizi's largest communities are built mainly around apartment buildings, grouped into multi-building, phased developments. The company's press materials name developments in Mohammed Bin Rashid City, Palm Jumeirah, Sheikh Zayed Road, Dubai South and Downtown Jebel Ali, and in July 2026 it began handing over Azizi Central in Al Furjan. Forbes Middle East adds that its 2025 launches included projects in Jumeirah Village Circle, Jebel Ali Free Zone, Dubai Islands, Dubai Healthcare City and Dubai Studio City.
Because Azizi often sells many buildings within one community, check exactly which building and phase you are buying into, its own handover date and how far construction has progressed, rather than relying on the status of the community as a whole.
Notable communities: Riviera and Azizi Venice
Riviera is Azizi's French Mediterranean-inspired waterfront community in Meydan, Mohammed Bin Rashid City, with a retail boulevard, a lagoon promenade and green spaces. Riviera has been handed over in stages: in March 2026, Azizi handed over Riviera 69, a 10-storey building in Phase 4, and Beachfront I, a 20-storey tower in Riviera Beachfront, together totalling 667 residences. See off-plan projects in Mohammed Bin Rashid City and Meydan City.
Azizi Venice is a Venetian-inspired waterfront community in the Golf District of Dubai South, alongside Emirates Road and near Al Maktoum International Airport. At launch, Azizi described a 15-million-sq-ft plot planned for more than 30,000 residential units across around 100 apartment complexes, plus more than 400 villas and mansions, set within a lagoon with a temperature-controlled boulevard, hotels, schools and a hospital.
Both are long-term, phased projects, so delivery dates differ from building to building.
Other Azizi locations
Beyond its two largest communities, Azizi has projects spread across several established and emerging areas, which gives buyers a range of locations to compare.
- Al Furjan: Azizi began handing over Azizi Central in Al Furjan in July 2026. Compare launches on our Al Furjan page.
- Palm Jumeirah: named among Azizi's development locations; see off-plan projects in Palm Jumeirah.
- Dubai Healthcare City and Dubai Studio City: both among Azizi's 2025 launch locations.
- Jumeirah Village Circle and Dubai Islands: also among Azizi's 2025 launch locations; see Jumeirah Village Circle and Dubai Islands.
When comparing an Azizi launch with others in the same area, look at the instalment schedule, the completion date recorded with the DLD, the expected service charges and achievable rents. Our rental yield calculator helps you compare net returns.
What to check before buying
Every Azizi off-plan launch should be checked the same way as any other developer's project: confirm the registration, the escrow account and the payment terms before you pay. The Dubai Land Department's Project Status Enquiry (Mashrooi) tool, also in the Dubai REST app, lets you search a project by name or number and see the developer, the escrow bank, the registration date and the completion date.
- Escrow: under Law No. 8 of 2007, off-plan payments go into an escrow account opened in the project's name and used only to develop that project, and 5% of the total amount paid is retained in the account for one year after completion to cover defects (DLD FAQ). Pay instalments into that account, not to a third party.
- Oqood: the developer registers your off-plan purchase with the DLD through the Oqood portal, and you receive a provisional registration e-certificate by email (DLD Oqood service). See our Oqood guide.
- Contract terms: read the sale and purchase agreement for the specific building's anticipated completion date, the instalment schedule, any post-handover payments and the conditions for reselling before handover. If a plan includes payments after handover, see our guide to post-handover payment plans.
