Who is Sobha Realty?
Sobha Realty is part of Sobha Group, which has developments and investments in the UAE, India and the UK. The group was founded by PNC Menon, who set up an interior decoration firm in Oman in 1976. In India, he founded Sobha Developers in 1995, based in Bangalore.
Sobha calls its in-house development model Backward Integration. As reported by Khaleej Times, the company says the model allows it to control key stages of the construction process, including design, engineering, construction and finishing. Its website states that the items used in construction are manufactured by the group and that every home it builds goes through a material quality inspection.
On delivery, Sobha announced in July 2026 that it planned to hand over 6,819 residential units across five Dubai projects in 2026: Sobha Hartland, Sobha Hartland II, Sobha Reserve, Sobha One and Verde by Sobha. This is the developer's own plan rather than an independent count.
Whatever a developer's model, the DLD project registration and escrow account remain the independent checks for any single project.
Sobha communities in Dubai and the UAE
Sobha's best-known Dubai master development is Sobha Hartland, a freehold community of about eight million square feet within Mohammed Bin Rashid Al Maktoum City. It includes apartments, villas and townhouses, with sub-projects such as Creek Vistas, Waves Grande and Gardenia Villas.
The Dubai communities listed on Sobha's website are:
- Sobha Hartland and Sobha Hartland II
- Sobha One and Sobha Central
- Sobha Elwood and Sobha Reserve
- Sobha Sanctuary, Sobha Solis, Sobha Orbis, Sobha SeaHaven, The S and Verde by Sobha
Outside Dubai, Sobha lists Sobha City in Abu Dhabi, and Downtown UAQ and Sobha Siniya Island in Umm Al Quwain. Profound Properties focuses on Dubai, so check the live list on this page for the Sobha launches currently available.
What buyers look at in a Sobha launch
Sobha buyers typically compare the community, the specification and the payment schedule. Because Sobha builds large multi-phase communities, it is worth checking which phase a building belongs to and what is already open nearby.
- Specification: ask for the finishes schedule attached to the SPA, not just the brochure, so the specification you are paying for is in writing.
- Payment schedule: instalments and handover amounts are set per project. Model them with our off-plan payment calculator.
- Financing: in 2026 Sobha announced home-finance arrangements with UAE banks, including one with NBQ covering off-plan projects. If you plan to borrow, read our off-plan mortgage guide and speak to the lender directly.
- Completion: read the SPA clauses on the anticipated completion date and permitted extensions.
- Handover inspection: plan a snagging inspection before accepting keys; see our snagging guide.
How to check a Sobha project's registration
Before paying a deposit on any Sobha launch, confirm three things: the project is registered with the Dubai Land Department (DLD), it has a dedicated escrow account, and your purchase will be recorded in the interim register through Oqood. These checks apply to every developer, however well known.
Under Law No. (8) of 2007, a developer must be entered in the Register of Real Estate Developers, must apply to open an escrow account before selling units off-plan, and needs written DLD authorisation before advertising off-plan sales. Buyer payments go into that project account.
Under Law No. (13) of 2008, an off-plan sale that is not entered in the Interim Property Register is void. The developer registers the sale on the DLD Oqood portal and a provisional registration e-certificate is issued by email.
- Ask for the project's DLD project number and the escrow bank and account details, and check that they match the sale and purchase agreement (SPA).
- Track construction progress on the DLD website or smart app by entering the plot number, project number or project name, as the DLD FAQ explains. The same FAQ states that a new project can be launched or announced only after all registration procedures are complete and an accreditation certificate has been obtained.
- Pay only into the escrow account named in the SPA.
