Where is DAMAC Hills and how do you get there?

DAMAC Hills is in the Dubailand area and is reached mainly by road. DAMAC describes it as sitting along Al Qudra Road (D63) and Hessa Street (D61); Hessa Street intersects with Al Khail Road, Sheikh Mohammed Bin Zayed Road and Sheikh Zayed Road. Gulf News has described the community as being near Dubai Studio City and Arabian Ranches.

There is no metro station in the community. DAMAC itself notes that the nearest station, Dubai Internet City, is about a 15-minute drive away, so residents generally need a car. DAMAC also says each villa and townhouse comes with two parking spaces.

For daily needs, DAMAC lists a community centre with Carrefour and Viva supermarkets, a Saudi German Clinic in Artesia Tower B and a mosque in the Silver Springs cluster. Jebel Ali School, a British-curriculum school, has its campus within the community; it moved to its 33,000 sq m site in what was then called Akoya by DAMAC, near Remraam and Arabian Ranches.

Because DAMAC Hills is large, check where the cluster you are buying in sits relative to the main gates, the community centre and the school.

Who is the master developer, and what does the community offer?

DAMAC Properties is the master developer. DAMAC Hills was the company's first community project and was originally launched as Akoya by DAMAC before being renamed. It should not be confused with DAMAC Hills 2, which is a separate DAMAC community.

The community is built around Trump International Golf Club Dubai, an 18-hole, 7,205-yard course designed by Gil Hanse, who also designed the course for the 2016 Rio Olympics. DAMAC lists a 30,000 sq ft clubhouse with an infinity pool, a wave pool, tennis courts, stables, a fishing lake and a skate park, set among extensive parkland and green space.

Many residences sit on or near the golf course, and DAMAC has also launched branded and themed clusters, including Trump Estates, a gated villa enclave overlooking the course.

For buyers, the amenities are part of what you pay for, both in price and in service charges. Ask which facilities are already operating, which are planned, and which are shared across the whole community or limited to one cluster. Browse other projects by DAMAC Properties.

What property types are launched in DAMAC Hills, and who buys them?

DAMAC Hills offers all three main home types: apartments, townhouses and villas. DAMAC's own area guide gives examples across the range:

  • Apartments: Golf Town, low-rise buildings of studios to three-bedroom units set around the golf course, plus Bellavista, Kiara and Park Town.
  • Villas: Park Villas with three to six bedrooms, Green Acres, Green Woods, BelAir and Trump Estates.
  • Townhouses: in several clusters across the community.

The community tends to suit buyers who want a green, low-density setting:

  • Families looking for a villa or townhouse with parks, pools and a school inside the community.
  • Golfers and buyers who value golf-course frontage or views.
  • Investors buying apartments or townhouses to let to families.

Remember that you will need to drive for most journeys. If you are comparing house types, see our off-plan villa projects and off-plan townhouse projects.

What should you check before buying off-plan in DAMAC Hills?

Start with the community name, then the usual off-plan protections:

  • DAMAC Hills, not DAMAC Hills 2. The names are easy to mix up in adverts. Confirm the community on the SPA and Oqood.
  • Registration and escrow. Dubai Law No. 8 of 2007 requires a separate escrow account for each off-plan project. Check the project on the DLD Project Status Enquiry or the Dubai REST app for the developer, completion date and escrow bank.
  • Oqood. The sale must be entered in the Interim Property Register under Law No. 13 of 2008. See our Oqood guide.
  • Golf views. Check on the master plan whether the plot actually faces the course, or only sits near it.
  • Service charges. Golf and park communities can carry significant shared costs; compare approved rates for completed clusters in the DLD Service Charge Index.
  • Payment plan. Model the instalments in our off-plan payment calculator and read our post-handover payment plans guide.

Frequently Asked Questions

No. DAMAC Hills, formerly Akoya by DAMAC, is DAMAC Properties' original golf community built around Trump International Golf Club Dubai. DAMAC Hills 2 is a separate DAMAC community. Always check which one is named in the sale and purchase agreement and Oqood.

Trump International Golf Club Dubai was designed by Gil Hanse, who also designed the golf course for the 2016 Rio Olympics. It is an 18-hole course of 7,205 yards and sits at the centre of the community, with a clubhouse and other leisure facilities around it.

No. DAMAC notes that the nearest metro station, Dubai Internet City, is about a 15-minute drive away, so most residents rely on a car. The community is reached from Al Qudra Road (D63) and Hessa Street (D61), and DAMAC says each villa and townhouse has two parking spaces.

Jebel Ali School, a British-curriculum school, has its campus within the community on a 33,000 sq m site. DAMAC also lists nurseries nearby. Check current admissions, fees and inspection ratings directly with the school and Dubai's education regulator before relying on availability.

DAMAC Hills was originally launched as Akoya by DAMAC and was later renamed. You may still see the old name on older documents, maps and press articles, including references to Jebel Ali School's move to Akoya by DAMAC. If a listing uses the old name, confirm the exact cluster and project.
