Arka Enclave is a residential building on Dubai Islands developed by Manodev under licence from Atmosphere Living, the residential arm of Atmosphere Core, a hospitality group that runs nine resorts in the Maldives. The brand contributes design input, service standards and the day-to-day running of the concierge and amenities.
The building rises from a ground floor and two parking levels to ten residential floors plus a roof. Arkiplan is the architect, and its layered white balconies, curved corners and roof canopy are drawn from Maldivian resort design. It suits buyers who want a hotel-style service layer on an island address.
2 and 3 Bedroom Apartments with Private Terraces
Two unit types are on sale today. The 2 bedroom apartments run from 1,059 to 1,203 sq ft and the 3 bedroom homes from 1,904 to 2,209 sq ft. Each layout pairs every bedroom with its own en-suite, adds a powder room, laundry and in most cases a storage cupboard, and opens the living room onto a terrace. Several plans include walk-in closets.
Interiors by Znera Space use European stone floors, natural stone kitchen worktops, Siemens appliances and a smart-home system. The three-bedroom penthouse plan shown by the developer adds a large terrace with a built-in Jacuzzi. One-bedroom suites exist in the building but none is on sale now.
Resort Amenities at Arka Enclave, Dubai Islands
The podium is built around a lagoon-style pool with palms and loungers, a separate kids' pool, indoor and outdoor play areas and an open-air cinema. A jogging loop circles the site, with a padel court and a multipurpose court for basketball or badminton.
For training there is a Technogym-equipped fitness studio, an indoor yoga room and an outdoor yoga deck. The residents' clubhouse has a games lounge and a golf simulator, and a private massage suite handles treatments. On the roof, an infinity pool sits beside a shaded bar lounge and a barbecue area. A 24/7 concierge can also arrange chefs, housekeeping, chauffeurs and valet parking.

Dubai Islands is a group of reclaimed islands off the Deira coast, tied to the mainland by bridge. In the wider community, residents can walk to the canal promenade, Dubai Islands Mall, the marinas and the public beaches, and two golf courses sit a short drive away.
By car, the Abra water taxis take about 10 minutes. BurJuman and the Al Fahidi Historical Neighbourhood are around 12 minutes away, Al Mamzar Beach Park and Deira City Centre about 13, and Dubai International Airport roughly 14 minutes. DIFC is about 16 minutes by road.
