Townhouses for Sale in Dubai

6 ready properties + 310 off-plan projects

Townhouses for sale in Dubai come in two forms: ready homes you can buy and move into once the transfer is registered with the Dubai Land Department (DLD), and off-plan townhouses bought from the developer during construction and paid for in stages. This page shows both, with any ready (resale) townhouses we currently have listed first, followed by off-plan townhouse projects.

A townhouse is a multi-storey family home that shares one or both side walls with its neighbours, usually inside a master-planned community with shared parks, pools and play areas. It suits buyers who want more space than an apartment and a small private garden. Before you commit, confirm the community is freehold, budget for the 4% DLD fee, and check what deposit a lender will need.

Is a townhouse the right home for you?

A townhouse suits you if you want house-style living, with several floors, private outdoor space and a parking spot, without the size and upkeep of a detached villa. It is a common step up for families moving from an apartment.

Compared with an apartment, you typically gain more internal space, your own entrance and a garden or terrace. Compared with a villa, the plot is usually smaller and you share walls, which can mean less privacy and noise from neighbours, but also less garden and maintenance to manage.

Points to check on any townhouse:

  • Whether it is a middle or end unit, as end units often have more light and a side garden.
  • The layout across floors, including whether there is a ground-floor bedroom or a maid's room.
  • Parking, storage and the distance to community facilities.
  • The community's service charges and what they cover.

If you are weighing up a detached home too, see our villas for sale page, or browse all houses for sale in Dubai.

Ready or off-plan townhouse?

Choose a ready townhouse if you need to move in or rent it out soon; choose off-plan if you can wait and want to spread payments over the build. Each route carries different risks and costs.

With a ready townhouse you can walk the street, check the build and see the finished community. The sale is registered at a DLD trustee office, and in freehold areas the developer must issue an electronic no-objection certificate first.

With an off-plan townhouse you pay under the developer's payment plan and receive the home on completion. Dubai Law No. 8 of 2007 requires developers selling off-plan to open a project escrow account into which buyers' payments are deposited. You still take on delivery risk and buy from plans, so check the developer's track record and the handover terms in your contract.

Useful reading: off-plan vs ready property, post-handover payment plans and snagging at handover.

Buying costs and mortgage basics

On top of the price, budget for a 4% DLD registration fee, fixed registration charges and, if you borrow, a mortgage registration fee. Your deposit then depends on Central Bank loan limits.

DLD's fee schedule for registering a sale includes 4% of the sale value (listed as 2% from the buyer and 2% from the seller, with your contract setting who pays), AED 250 for the title deed, AED 250 for the villa map, knowledge and innovation fees of AED 10 each, and a trustee office fee of AED 4,000 plus VAT for sales of AED 500,000 or more. A mortgage adds 0.25% of the mortgage value. Annual service charges for jointly owned communities can be checked in DLD's Service Charge Index.

The Central Bank of the UAE caps loan-to-value at 80% for an expatriate's first home below AED 5 million (70% above it), 85% for a UAE national's first home of AED 5 million or less (75% above it), 60% (expatriates) or 65% (nationals) for second homes, and 50% for any off-plan purchase. The maximum term is 25 years.

See our DLD fees guide, mortgage guide and payment calculator.

Where to find townhouses in Dubai

Townhouses are mainly built in Dubai's suburban master-planned communities rather than in central tower districts. Start with the areas that fit your commute and schools, then compare service charges and the stage of each community's development.

Communities to compare include:

Each area page shows the projects currently available there, and the off-plan townhouse collection lists every townhouse project in one place. When you visit, look beyond the show home: check how complete the surrounding phases are, where the nearest schools and shops are, and how long the drive is at peak times. A community still under construction can mean several years of building work nearby. For a wider comparison, read our guide to where to buy off-plan and rental yields by community if you plan to let the home.

Frequently Asked Questions

Yes. Dubai Law No. 7 of 2006 lets non-UAE nationals be granted freehold ownership without time limit, or usufruct or leasehold rights of up to 99 years, in areas the Ruler of Dubai designates. Check that the community is in a freehold area before paying any deposit, and ask for the project's DLD registration details.

For an expatriate buying a first home below AED 5 million, Central Bank rules allow up to 80% LTV, so the minimum deposit is 20%. For a second home it is 40%, and for an off-plan townhouse the loan is capped at 50%, so at least half is paid by you. DLD and mortgage registration fees come on top.

Usually, yes. Where a community has shared areas such as parks, pools, roads and security, owners contribute to their upkeep through annual service charges. DLD's Service Charge Index lets you check the RERA-approved charges for a jointly owned project before you buy, so you can compare running costs between communities.

Often it is possible, but the rules are set by your sales and purchase agreement and the developer's resale policy, which can include conditions on how much you must have paid and fees for the transfer. Read the resale or assignment clause before you buy rather than after. Our guide to selling before handover explains the steps and costs to ask about.
