About Berkeley Tower
An Ellington Office Tower on Sheikh Zayed Road
Berkeley Tower is Ellington Properties' office tower in Business Bay, with frontage on Sheikh Zayed Road. The project data lists a basement, ground and mezzanine levels and 60 floors, wrapped in a louvered facade that Ellington says takes its cue from fabric in motion.
The developer's brochure lists 109 units across 579,681 sq ft of sellable space and calls them Grade A offices. Sales opened in late October 2026, and Ellington has not yet published a price list.
Offices From 1,132 sq ft to Duplex and Triplex Floors
Floors 1 to 31 can be split into eight, four, three or two offices, from 1,132 sq ft up to about 5,409 sq ft. Floors 36 to 52 hold four, three or two offices or a single full-floor office of 12,182 sq ft.
On the highest office levels, duplex offices measure 21,873 sq ft and triplex offices 22,191 sq ft, and several office types have their own terraces. Prices are on request, and our project data lists a service charge of AED 24 per sq ft a year.
Robotic Parking, Double-Deck Lifts and Smart Access
Twelve double-deck passenger lifts are managed by destination control, which groups people by the floor they need, and entry through the main lobby is controlled by security gates tied into a smart access system. Cars are parked by a robotic automated system with valet service, with EV charging points and bicycle racks.
The design is ready for a future air-taxi vertiport and includes drone delivery platforms. Ellington says the building targets Dubai's Al Sa'fat green building standards.
Clubhouse, Co-Working Space and Fitness Studios
Amenity levels between floors 32 and 35 hold a clubhouse with outdoor terraces, a co-working space and lounge, a games room and a rest-and-recharge area, along with fitness, spinning and Pilates studios and prayer rooms.
A double-height reception greets visitors at ground level. Business Bay Metro Station is next to the site, and by road Burj Khalifa is about 4 minutes away, DIFC and The Dubai Mall about 6 minutes and Dubai World Trade Centre about 8 minutes.
