Lumena Business Bay: a 260 m office tower by Omniyat
Lumena is a 47-level office tower in Business Bay, designed by GAD for Omniyat and standing 260 metres tall. A sculpted glass form, panoramic façade and planted terraces give the tower a distinctive profile on the Dubai skyline.
Omniyat launched sales on 18 June 2025 and reported a complete sell-out two months later, with AED 3.4 billion in sales, the highest in Business Bay. Completion is marketed for Q4 2029 and the date can change.
Sustainability targets include Al Sa'fat Platinum and BREEAM Outstanding, plus LEED, WELL, WiredScore and SmartScore Platinum pre-certifications. All are targets, not awards.

The developer describes the floors as flexible and adaptable, with built-in smart systems and biophilic touches behind a panoramic glass façade. Offices are offered as shell and core, so tenants or owners complete the fit-out.
The tower has 19 double-deck office elevators and more than 1,000 parking spaces.
Sky Theatre, sky pool and business amenities
In the uppermost levels, the Sky Theatre hosts keynotes, corporate gatherings and showcases. The building also has a sky pool, a gym with yoga and pilates studio, steam, sauna and ice baths, and an outdoor terrace.
For work, there is a business centre, co-working space, conference and event facilities and a barista lounge, plus an Exclusive Owners' Club. Amenities total 75,907 sq ft.
