Where are the off-plan villa and townhouse projects in Dubai?
Six areas hold 63 of the 130 projects, just under half, but they are very different places to buy a house.

Dubai Islands has 12 projects, Emaar South and The Valley 11 each, Dubai Creek Harbour and Dubai Hills Estate 10 each, and Dubailand 9. In The Valley and Dubailand every project in this set is villa/townhouse-only. In Dubai Creek Harbour all 10 projects also include apartments, and in Dubai Islands 10 of the 12 do, so most of the "townhouses" there sit within larger apartment schemes. One developer dominates the list: Emaar accounts for 55 of the 130 listings.
The table below covers the 17 areas with three or more projects. A project can include both villas and townhouses, so the villa and townhouse counts can add up to more than the project total. We show a median only where at least three projects in the area have a reliable villa/townhouse price.
| Area | Projects | With villas / with townhouses | Also include apartments | Handover years | Lowest villa/townhouse price (priced projects) | Median villa/townhouse price |

How much do off-plan villas and townhouses cost in Dubai?
Of the 59 villa/townhouse-only projects with a reliable listed price, the median starting price is AED 5.1 million, and about two-thirds start at AED 4 million or more.

We use only villa/townhouse-only projects for prices because a mixed project's "from" price is usually its cheapest apartment. In Dubai Creek Harbour, for example, Creek Crescent is listed from AED 1.285 million, but that figure does not tell you what its townhouses cost. Ask for the price of the unit type you want.
| Starting price band | Projects (of 59) | Share | Examples from the data |
|---|---|---|---|
| Under AED 2m | 4 | 7% | Bianca, Elora The Valley, Natura, Verona |
| AED 2m–4m | 15 | 25% | Nima The Valley, Haven, Anya 2, Greenway, Shamsa Townhouses |
| AED 4m–8m | 22 | 37% | Fairway Villas 3, Farm Grove, Opal Gardens, Amara, Sobha Reserve |
| AED 8m and above | 18 | 31% | Park Gate, Address Villas Tierra, The Beach Collection Villas, Altissima, Lanai Islands |
The type of house makes the biggest difference. Splitting the same priced projects by what they sell:
- Townhouse-only projects: 18 with a reliable price, median starting price about AED 2.7 million.
- Villa-only projects: 32 with a reliable price, median starting price about AED 12.15 million.
- Projects selling both: 9 with a reliable price, median starting price AED 5 million.
Area matters too. Among areas with at least three priced projects, Damac Hills 2 (median AED 1.82 million), Dubailand (about AED 2.9 million), The Valley (AED 2.99 million) and Emaar South (about AED 3.3 million) sit at the lower end. Dubai Hills Estate (AED 17.5 million) and Tilal Al Ghaf (AED 12.5 million) sit at the top, where every priced project is a villa.
When are the new villa and townhouse projects handing over?
2027 is the busiest year, with 39 of the 130 projects due, and 22 projects are already scheduled for 2029.

| Scheduled handover | Projects | Villa/townhouse-only | Also include apartments |
|---|---|---|---|
| 2026 | 36 | 27 | 9 |
| 2027 | 39 | 21 | 18 |
| 2028 | 33 | 18 | 15 |
| 2029 | 22 | 13 | 9 |
| Total | 130 | 79 | 51 |
All five Tilal Al Ghaf projects in this set, including Alaya and Serenity Mansions, are scheduled for 2026. The 2029 group includes The Wilds in Dubailand, Palace Villas Ostra in The Oasis, Chevalia Estate 2 in Dubai Investment Park, Nad Al Sheba Gardens Phase 11 and Rivera at The Valley.
These are the developers' scheduled years, not guarantees. Handover dates can move, so check the latest date with the developer and read what your contract says about delays. Our upcoming article on 2026–2028 handovers (coming soon) covers this in more detail.
Which off-plan villa communities are on the water or on a golf course?
Of the 130 projects, 27 are in areas Profound tags as waterfront living, but almost all of them also include apartments, and only one has a reliable villa price.
The 27 sit in Dubai Islands (12), Dubai Creek Harbour (10), Mina Rashid (4) and Jumeirah Bay (1). Only three are villa/townhouse-only: Amali Island and Bay Villas Dubai Islands on Dubai Islands, and Sea Mirror on Jumeirah Bay. Amali Island is listed from AED 44.75 million; the other two have no reliable listed price.
Separately, Palm Jebel Ali is tagged beachfront living, and all three of its projects in this set are villa-only. The Coral Collection Villas is listed from AED 18 million and The Beach Collection Villas from AED 21 million, with handovers in 2027.
For golf, the clearest case in the data is Jumeirah Golf Estates. All 6 of its projects in this set are villa/townhouse-only and all 6 have a reliable price, with a median starting price of AED 6.825 million. They include Pinewood Estate Homes (from about AED 5.68 million), Selvara 4, TERRA Golf Collection and Cedarwood Estates South, handing over between 2027 and 2029. In Emaar South, project names such as Golf Lane and Fairway Villas 3 point to golf, but check each project's site plan for what it actually overlooks.
Are townhouses a cheaper way into an off-plan house?
In this data, yes: the median townhouse-only project starts at a little over a fifth of the median villa-only project, and all four projects under AED 2 million are townhouses.
Of the 130 projects, 79 include townhouses and 24 are townhouse-only. The lowest prices come from a handful of communities:
- Dubailand: Bianca by Reportage Properties, from AED 790,000 (2 to 4 bedrooms, 2026 handover), the lowest price in the data.
- The Valley: Elora The Valley from AED 1.6 million and Nima The Valley from AED 2.1 million, both 3 to 4 bedrooms.
- Damac Hills 2: Natura and Verona from AED 1.82 million, and Violet from AED 2 million, all 4-bedroom townhouses.
- Arabian Ranches 3 and Villanova: Anya 2 and May from AED 2.6 million, and La Tilia from AED 2.69 million.
- Emaar South: Greenway from AED 2.9 million, Greenridge from AED 2.94 million and Greenspoint from AED 3.36 million.
A lower entry price is not the whole picture. Compare plot and built-up sizes, service charges and handover dates, not just the starting figure.
What does a villa or townhouse payment plan look like?
Only 12 of the 130 projects have a payment plan recorded in the dataset behind this article, so there is no reliable "typical" villa plan to quote; many project pages show the developer's current plan, and you should confirm it with the developer.
Four of those 12 are villa/townhouse-only. Two of the 12 include payments after handover: Hayat 7 in Dubai South and Ayamore Residence on Dubai Islands (which also sells apartments). Plans are written as four percentages: on booking, during construction, on handover and after handover.
Worked example. Two townhouse projects at a similar price, using each one's listed starting price:
- Hayat 7 (Dubai South, 4 bedrooms, 2029 handover), AED 4,820,000 on a 5/35/30/30 plan:
- On booking: 5% × 4,820,000 = AED 241,000
- During construction: 35% × 4,820,000 = AED 1,687,000
- On handover: 30% × 4,820,000 = AED 1,446,000
- After handover: 30% × 4,820,000 = AED 1,446,000
- Sol Terra Casa (Jumeirah Village Circle, 4 bedrooms, 2029 handover), AED 4,990,000 on a 20/40/40/0 plan:
- On booking: 20% × 4,990,000 = AED 998,000
- During construction: 40% × 4,990,000 = AED 1,996,000
- On handover: 40% × 4,990,000 = AED 1,996,000
The prices are AED 170,000 apart, but the cash needed on booking differs by AED 757,000 (998,000 − 241,000). Registration fees and other costs come on top. For the wider picture, see our analysis of Dubai off-plan payment plans and our guide to post-handover payment plans (both coming soon).
What should you check before booking an off-plan villa or townhouse?
Check the price of the exact unit, the project's official status and the registration of your contract, then get the payment plan and handover date in writing.
- The price of your unit, not the project. In 51 of these 130 projects the headline price may be an apartment's. Ask for the villa or townhouse price, size and plot.
- The project's official record. Dubai Land Department's Project Status Enquiry lets you search a project by name or number and see its status, developer and escrow bank.
- Registration of the sale. DLD's initial sale registration service is how developers register units sold off-plan; the page says the sale contract must be registered within 90 days of signing and lists the fees and documents. Our guides to Oqood and DLD fees (coming soon) explain this step by step.
- The payment plan and handover date in the contract. Make sure the stages, amounts and scheduled handover match what you were shown, and read the clauses on delays.
- The developer. Look at what they have delivered before. Our guide to judging a developer (coming soon) sets out what to look for.

How we got these numbers
The figures come from Profound's own listings in October 2026. We included live off-plan projects whose unit types include villas or townhouses and whose scheduled handover year is 2026 or later. Prices are listed starting prices, used only where the price is reliable (at least AED 250,000 and not from an older bulk catalogue). All price statistics use only the 59 projects that sell villas or townhouses alone and have a reliable price, because the "from" price of a project that also sells apartments is usually an apartment price. Duplicate records without a public project page were removed, and one listed price that appeared to be an entry error was left out of the price figures. Medians are medians, not averages. Waterfront counts use Profound's lifestyle tag for each area. These are Profound listings, not Dubai Land Department transaction data, and they change as projects launch, sell out or update their prices.
